The project is for the gut renovation of  a 17-story building plus two cellars located at 18 Gramercy Park South for Zeckendorf Development, LLC, into high-end condominiums, approximately 81,850 sq. ft. total.  The building includes a pool and health club. Design of HVAC, Electrical, Plumbing, and Fire Protection Systems for the base building and residential spaces was provided; any “commercial” space was designed as tenant fit-out.  This project also involved the preparation of an MEP Systems Narrative for inclusion into the Architect’s Report for filing with the Attorney General’s Office, as well as preparation of Schedule B-1, estimated Annual Utility Costs.
