This project is for the renovation of the 13-story Royalton Hotel in Midtown Manhattan. The building, built in 1898, was known as a “residential” Hotel Royalton. It was one of the first buildings in New York to enable street-level passage from one block to the next. The building was originally designed for the tenant’s apartments to overlook 43rd & 44th street and for their servants to live in rooms overlooking the airshafts on the side of the building.

 The 1988 renovation turned the original building into a 168-room luxury hotel including a full service kitchen, a restaurant, a lobby with a glass-encased gas-jet fireplace, a waterfall urnial, suites with stone fireplaces, and a fitness room.  Design of HVAC, Electrical, Plumbing and Fire Protection systems.
